Why Social Media Matters for Buyer’s Agents in 2025

How to stand out and stay top of mind in a competitive real estate market

When someone is looking to buy property, whether it’s their dream home, next investment, or a strategic commercial deal, they’re looking for real estate professionals they can trust.

And in 2025, that trust extends online, through social media.

For buyer’s agents working in today’s fast-moving real estate market, your digital presence is no longer optional. It’s your first impression. Your reputation. And a powerful tool for attracting the right clients, even before the first conversation even happens.

Here’s why social media for buyer’s agents is a strategic edge.

1. People Google You Before They Contact You

We all do it. Before hiring anyone, from a tradie to a financial advisor, we search them online.

Real estate is no different.

If your social media is inconsistent, inactive, or doesn’t reflect who you are, potential clients move on, often without you even knowing.

If it’s polished, personal, and relevant? You instantly build trust.

But it goes beyond just looking good. Social media strengthens your presence on Google.

When someone searches your name or your business, they’ll often see your LinkedIn, Instagram, maybe even TikTok or YouTube, right alongside your website. This creates what I call a “social proof shelter”: a sense that you’re everywhere, which instantly increases trust.

People don’t always remember what they saw, but they do remember who they’ve seen more than once.

Your social media presence is your digital handshake. Make it clear, confident, and aligned with the clients you want to attract and let it work in your favour, long before the first enquiry comes through.

2. Trust Comes from Time, and People Need Time with You

In an era of instant gratification, people are used to bingeing.

Not just Netflix but content, people, and ideas they’re considering investing in.

If you want to be seen as the go-to buyer’s agent, someone worth trusting with the biggest purchase of someone’s life, you need to be visible and bingeable.

As Daniel Priestley puts it in his book Key Person of Influence, trust is built through the 7-11-4 rule:

People need to spend 7 hours with your content, across 11 points of contact, on at least 4 channels before they see you as a leader in your space.

Social media is the only place where that kind of exposure can happen naturally, consistently, and at scale.

It allows people to get to know you over time. And as they do, something powerful kicks in: the principle of reciprocity. When people receive value from you (whether it’s education, insight, or just a moment of connection) they’re far more likely to trust you in return.

And here’s the truth: Australians spend over 2 hours per day on social media.

If even a few minutes of that is spent with your content, your stories, your insights, you’re no longer a stranger. You’re someone they recognise, remember, and trust.

So make yourself bingeable!

3. Your Personal Brand Is Your Most Valuable Asset

In the real estate world, particularly for buyer’s agents, your brand is you.

Your voice. Your values. Your process. Your results.

Social media gives you the chance to show who you are, beyond the business card. And it does it at scale.

By showing up with intention, you’re not just marketing, you’re building long-term relationships with future clients, referrers, and collaborators.

4.Differentiate Yourself in a Saturated Market

Let’s be honest, most buyer’s agents say the same things.

“Experienced.” “Client-focused.” “Great negotiator.”

The problem? That doesn’t make you memorable.

Standing out in a crowded real estate space is about showing, not just telling. It’s not what you say, it’s how you show it. It’s your stories, your process, your way of working that builds connection.

A clear, strategic content plan helps you communicate what sets you apart, so people not only notice you, they remember you.

5. It’s Not Just About Being Great. It’s About Being Memorable

It’s not enough to be seen once.

Research shows that it takes 15 to 20 exposures before someone starts to remember and trust you. If you’re relying only on in-person networking or follow-up calls, that’s a lot of one-to-one effort.

Social media gives you a way to stay visible without burning out.

It creates a scalable, one-to-many platform for people to engage with you, again and again.

When you show up consistently with valuable insights, relatable stories, or even behind-the-scenes content, people start to feel like they know you.

And when it’s time to choose a buyer’s agent? You’re already in their mind.

That visibility compounds and it’s what fuels momentum over time.

6. Referrals Are Great, But Not Predictable

Referrals are gold, but they’re not always steady.

Social media gives you control over your visibility and pipeline.

With the right content plan, your brand works 24/7 to:

  • Educate your audience
  • Generate new leads and interest
  • Warm up potential buyers
  • Nurture trust with referrers
  • Position you as the go-to expert in your niche

It’s not about being everywhere, it’s about being intentional and consistent in the right places.

7. The Way People Do Business Is Evolving, Don’t Get Left Behind

Today’s buyers are informed, cautious, and digitally fluent.

They’re not just buying property, they’re buying into you.

They want:

  • A clear sense of who you are
  • Confidence that you know the market
  • A glimpse into how you work

But it’s not just buyers who are evolving: it’s the way business is being done.

With the rise of AI, creating high-quality content is easier, faster, and more accessible than ever.

Your competitors are already using tools to boost visibility and stay top of mind. If you’re not, you risk being left behind.

Social media gives you the space to deliver value, build connection, before the first conversation even starts.

If you’re not showing up, someone else is and they’re getting the business you just missed.
